Property transactions in Trinidad and Tobago operate under two parallel systems: the Real Property Ordinance, which is the registered land system, and the Old Common Law system, which relies on an unbroken chain of deeds. Each system has different procedures, different risks and different timelines. A competent conveyancer must identify which system a property falls under at the outset and advise accordingly.
Common issues that arise include undeclared encumbrances on title, boundary disputes with neighbours, incorrect legal descriptions in deeds, missing links in the chain of title, and miscalculated stamp duty. Any one of these can delay closing by weeks or, if not identified, derail a transaction entirely. The work we do at the start of a matter is what prevents these problems at the end.

Yes. Property transactions in T&T require legal documents to be prepared by an attorney admitted to practice locally. Attempting to handle conveyancing without a lawyer creates significant risk of title defects that may not surface for years.
Conveyancing fees in T&T are regulated by a scale set out in the Legal Profession Act and calculated as a percentage of the property value. Separate costs include stamp duty, registration fees and search fees. We provide a full written quote before starting work.
Real Property Ordinance title means the property is registered in the State land registry, with ownership established by that register. Old Common Law title relies on an unbroken chain of deeds. RPO transactions are generally faster and lower-risk; Old Common Law titles require more careful work at the search stage.
